In General, What You Should Know

The biggest and most important thing for a first time homebuyer is to find an agent they are compatable with, that they trust, and one who is experienced! Too often first time homebuyers end up with a new agent, which does not make for a winning team in most cases. Also, in many cases friends and family will be quick to offer names of Realtors they have done business with. This is great for the Realtor, but you need to make sure that the Realtor understands the needs of First Time Homebuyers.


First Time Homebuyer Needs

You should not be afraid to ask for references of First Time Homebuyers the agent has done business with in the last year. An agent that works with and wants to work with First Time Homebuyers will be happy and ready to furnish this information.

Ask the agent for a resume or history about themselves. They have got to be from around the area and have great knowledge of what's going on in order to properly help you.

Another question should be, how many clients do they currently have? You want to make sure they have time for you and your needs.

As a First Time Homebuyer you are going to have a lot more questions than others, but you should never be afraid or worried that you are asking too many questions.


What Happens First, And Then What Happens?

  1. Once you have selected a Realtor, you should have a sit down meeting either at their office or your home and discuss the process. This will also give you a chance to get to know each other a little more.
  2. Before you look at any homes, you should know what you can afford. How? Call any bank and tell them you would like to get Pre-Quailified or ask your Realtor for a list of lenders they work with. A good First Time Homebuyer Realtor should have good lenders that can tell you what type of First Time Homebuyer programs may be out there for you.
  3. Why get pre-qualified? The last thing you want to do is spend time looking at properties that may be 10 to 20 thousand dollars or more than you can afford. It will be hard to be happy with a less expensive home if all you have been looking at is higher priced homes you cannot afford.
  4. Just because you call a lender does not obligate you in any way to that person. None of us should lead anyone on, so the best thing to say is all you would like to do at this time is get pre-qualified. You should not have to go to anybody's office for this; it can be done over the phone in a matter of minutes. You should have a copy of the pre-qual letter sent to you or faxed to your Realtor for your file. The reason your Realtor will need this letter is that once you find a home you love and make an offer, a pre-qual letter will be required to be submitted with the offer. This lets the selling party know you can afford their home.
