We are the future of Real Estate in Wake County, but only if we have the best agents and put our agents first! I have worked to develop a company which I feel is really putting the agent first, which in turn should put our clients first.

We offer two simple programs.

The first is an 80/20 commission split with a $125 transaction fee paid to Wieland Properties, Inc. for each sold/closed transaction.

The second is a 95/5 commission split with $950/month paid to Wieland Properties, Inc. for the first year, and with a $100 transaction fee for each sold/closed transaction.

We are a member of Centralized Showing Service (CSS).

Wieland Properties, Inc will take care of paying the monthly charges for MLS, Errors and Omissions Insurance, high speed internet, and all office supplies and equipment. A monthly fee of $125 covers all of this.

  • Commission - 80/20 split or 95/5 split firm (less fluctuation)

  • Less than a 72-hour turnaround on commission checks

The Split Difference!

We list and sell homes for 3.9%, but agents can list for more if they need to. It's up to the agent.

REPRESENTING THE BUYER:

The following will show you a breakdown for a sale of a $200,000 home if you are representing the buyer.

With Wieland Properties, Inc.:
Buying Side 2.4%... You take home: $3,740.00. This is an 80% payout minus $100.00 transaction fee.

With the other guys:
Buying Side 2.4%... You take home: $2,300.00. This is a 50% payout minus a $100.00 transaction fee. We have not subtracted any other fees; however, there are more. This commission could easily be worked down to $2,000, and then you still have taxes on top of that.

REPRESENTING THE SELLER:

Listing at 3.9% nets you MORE listings, but gives you a 1.5% payout. The breakdown is as follows.

With Wieland Properties, Inc.:
$200,000 sale at 1.5% is $3,000 and at 80% payout is $2,400 (minus $100 transaction fee nets you $2,300).

With the other guys:
Most companies now only pay out 2% if you take a 5% listing; therefore, we are going to figure this on a 2% payout. Sale of a $200,000 home at 2% is $4,000, minus 50% split is $2,000, minus $100 transaction fee gives you a payout of $1,900 (minus any other fees those companies have... which they do!

Wieland Properties, Inc. payout on this listing is $2,300, and the other guys is $1,900 (provided they only have the one transaction fee!)
